Forty-two more home sites are planned for the Butte Country Club neighborhood on the west side of Blacktail Lane.

Developer Jack Burke said he's been waiting for years to develop the area, and finally the time seems right. The preliminary plat of the proposed Lakeshore Addition No. 8 goes before Butte-Silver Bow's planning board Thursday at 7 p.m. at the courthouse.

"This is something we've had in mind for a long time," Burke said.

"We were just waiting for the market to open up." A partner in the project is Burke's daughter, real estate broker Mary Burke Orizotti, who said interest is high.

"People are wanting to make reservations to have me call them right away as soon as it's approved," she said.

All lots would be served by county water and sewer, and they'd be accessed from new roads that would intersect with Blacktail Lane. Fourteen townhouses are proposed for the southern-most lots, along with 28 additional lots for single-family homes. Lots range in size from 6,000 to 40,800 square feet.

County planners recommend plat approval with 10 conditions, including engineering studies to demonstrate the feasibility of water and sewer main extensions.

"All costs associated with the project will be the responsibility of the developer," according to the staff report.

"There's a lot of work involved in putting this one together," said the county's assistant planning director, Russ Connole. "It looks like it's going to be a nice project." Jack Burke said that if all goes smoothly, infrastructure work could start in September, with some lots ready for sale this fall.

A walking trail along the west side of Blacktail Lane will also be part of the project.

"I think it's going to be a great opportunity for people to have quality homesites in Butte," he said.

ALSO BEFORE THE planning board this week is the final plat for part of the Flint Creek Ranch Cluster Development near Ramsay.

Phase One includes 25 residential lots ranging from 20 to 56 acres. Another 49 lots are planned.

Access issues have been worked out for these first 25 lots, according to the staff report, and they're all to be served by on-site wells and septic systems.

Approval is recommended since the developer, Tom Langel of AmeriMont Inc., has made significant progress toward satisfying all 18 conditions imposed last year when the project gained preliminary approval.

This proposed subdivision is just east of the Flint Creek Estates, another AmeriMont development. It's located north of Interstate 90 and would include 740 acres of dedicated open space.
